In 2024, the average house price in Sint-Martens-Latem reached €908,530, making it the first Flemish town to surpass the €900,000 mark.
The West Flemish coastal town of Knokke-Heist, which was the most expensive town in 2023, dropped to second place with an average house price of €895,429.
The Flemish-Brabant town of Kraainem followed in third place, with an average house price of €678,951.
For apartments, Knokke-Heist remained the most expensive municipality in Flanders last year, with an average price of €667,939.
At a significant distance are the Antwerp municipalities of Brecht and Kalmthout, with average prices of €357,099 and €355,805 respectively.
The West Flemish town of Menen was the cheapest for both houses and apartments in 2024, with average prices of €212,971 for houses and €131,406 for apartments.
At the provincial level, Flemish Brabant was the most expensive for houses, averaging €423,274, while West Flanders was the priciest for apartments at €307,866.
Limburg was the cheapest province, with average prices of €324,263 for houses and €256,376 for apartments.
The notary federation’s property barometer collects sales figures and prices based on data from sales agreements signed at notaries.
In 2024, there were 202,081 property sales, a stable figure compared to 2023, with around 68 percent being house sales.
Prices increased in Flanders and Brussels but decreased in Wallonia.
Across all of Flanders, the average cost of a house last year was €367,140, while an apartment averaged €277,338.
