Statbel, the Belgian statistical office, has published its complete annual data for 2021 housing prices for the country.
The Brussels-Capital Region was the most expensive region, with an average attached or semi-detached home costing €455,000 and a detached house ringing in at €1,150,000.
Within Brussels, there were differences by municipality. The top five most expensive municipalities when it comes to the median price of a home are Ixelles (€835,000), Woluwe-Saint-Pierre (€686,250), Uccle (€680,000), Woluwe-Saint-Lambert (€652,500) and Etterbeek (€645,500).
The five least expensive municipalities in Brussels by the same measure were Molenbeek-Saint-Jean (€300,000), Anderlecht (€325,000), Koekelberg (€339,000), Jette (€351,000) and Evere (€360,000).
Outside Brussels
The overall median price for a terraced or semi-detached house in Belgium amounted to €235,000, with a detached costing €337,000. In Wallonia, the median price of an attached or semi-detached house was just €165,000, and for detached homes €273,000.
In Flanders, the median price for a semi-detached house is €265,000. For a detached house, the median price is €370,000. The cheapest province in Flanders is Limburg; the most expensive is Flemish Brabant.
In Wallonia, the cheapest province is Hainaut and the most expensive is Walloon Brabant.

The five most expensive municipalities in Wallonia according to the median price for a house are Lasne (€600,000), La Hulpe (€500,000), Waterloo (€488,000), Chaumont-Gistoux (€465,000) and Rixensart (€460,000).
The five least expensive municipalities in Wallonia by the same metric are Hastière (€86,500), Viroinval (€105,000), Froidchapelle (€105,500), Colfontaine (€110,000) and Quiévrain (€112,500).
The five most expensive municipalities in Flanders according to the median price for a house are Knokke-Heist (€777,500), Sint-Martens-Latem (€648,500), Kraainem (€581,601), Wezembeek-Oppem (€545,000) and Schilde (€530,500).
The five cheapest municipalities in Flanders by the same metric are Messines (€152,500), Vleteren (€163,000), Menin (€166,000), Ronse (€181,750) and Gingelom (€185,000).
