Notaries draw attention to Walloon Brabant's runaway home prices

Median house prices in Walloon Brabant shot up by 4.2% last year, while real estate activity in general went down by 4.9%, the Federation of  Notaries, Fednot, reported on Monday.

The median house price in Walloon Brabant was €172,500 higher than the regional average for Wallonia, which was €202,500, Fednot noted in a presentation of the evolution of the real-estate market in the province.

The €375,000 that the average home buyer had to fork out in Walloon Brabant in 2022 was over twice the median price in Hainaut, which was €170,000, it said.

Average home prices went up for the fifth year running in 2022

It was also much higher than the averages for Luxembourg (€240,000) and Namur (€225,000), the national median price, €285,000, and the Flemish median, €315,000.

“Without taking inflation into account, this is the fifth consecutive year that the median price in the province of Walloon Brabant has increased,” the notaries said.

“In 2018, 50% of the houses sold had a price less than or equal to €300,000,” Fednot added. “In 2022, this median has increased by €75,000, or over 25%, without taking inflation into account.”

Huge disparities: from €240,000 in Hélécine to €690 in Lasne

The notaries also point to huge disparities between the prices in different parts of the province. These range from €690,000 in Lasne to €240,000 in Hélécine.

In several municipalities, thresholds were crossed last year, including €650,000 in Lasne, €500,000 in Waterloo and €300,000 in Ittre and Jodoigne.

Some municipalities experienced high increases: + 21% in Ittre, + 19.1% in Rebecq, and + 15.4% in Waterloo.

Price drops were recorded in other parts of the province, but the notaries feel this can be explained by the significant increases in previous years.

Lasne remains the most expensive municipality in Wallonia and the third most expensive in Belgium, behind Woluwé-Saint-Pierre (€725,000) and Sint-Martens-Latem (€716,000).

The average price of a flat is now 25% higher than in 2018

Where flats are concerned, the median price in Walloon Brabant was €254,000, a 6.9% increase in one year, and a 25% one compared to 2018.

“Walloon Brabant remains the second most expensive province in the country, after Flemish Brabant,” the notaries said. “The median price of a flat in Walloon Brabant is 37.3% (€69,000) higher than the Walloon median price, and 8.1% (€9,000) higher than the national median price.

“It is the only Walloon province where the median price of flats is higher than the national median.”

Additionally, between 2018 and 2022, Walloon Brabant recorded the third highest price hike for flats in the country, after Antwerp and Flemish Brabant. Prices there went up by 9.6% after inflation and more than €20,000 in absolute value.
