Wallonia's property market flooded with energy inefficient houses

Three out of every four houses (75%) put on sale in Wallonia over the past year have been identified as energy inefficient.

Over a third of apartments (36%) also fall into this category. In Brussels, the percentage of energy-inefficient houses and apartments comprises 62% and 32% respectively, according to L’Echo.

The economic newspaper defines these ‘energy sieves’ as properties with an annual primary energy consumption exceeding 300 kWh per square metre in the absence of a legal definition.

This corresponds to PEB certificates D, E, F, and G in the southern region of the country, which are under the same levels subject to rent indexing limits in 2022.

In contrast, these limits apply to just PEB certificates F and G in Brussels. Meanwhile, in Flanders, the classifications under this criteria are for D, E, and F ratings, as the G-rating is non-existent, where energy inefficient homes account for 52% of houses and 16% of apartments.
